Leaks united

I own a Toyota Corolla T3 1600cc. I've had it since new in July 2004. Recently I've noticed that the boot has started to retain water. I cannot find where it is coming from, everything regarding the felt etc, feels dry. At the moment I am taking the spare tyre out, unplugging the rubber bungs, draining the boot and drying it all off. In fact I have left one of the bungs out. I know if I don't do this, rust will start. However, I don't know how long I can go on doing this. Is there a way of finding the cause without resorting to having a new boot seal? Any inexpensive suggestions would be helpful as I intend to keep the car for as long as I can.

Dry the boot seal with a rag soaked in Meths. Spread fat, lard or solidified cooking oil thinly all round the boot seal. Close the boot. Open it again and whatever point the fat has not transferred to the facing surface is where the water is getting in.
