House Deeds - Peter

Having paid of the mortgage, I now have the small problem with the safe location of the house deeds. Can anyone offer good advice on how/where to keep the said deeds for safe keeping.

In the house itself

With a solicitor

With the Building Society

With the Bank.

Not in the house. What happens if they are lost, burned or stolen? This would be even worse if the property is not yet registered - it probably is but best to confirm

Not with a solicitor, if he is anything like ours. He swore we did not deposit my wife's will with him, until we produced the receipt

Best with your building society, even after the morgage is paid off. Probably free although with a one-off fee of £1 after paying off.

A bank will probaby want a yearly fee, unless you have appointed it trustee. And banks don't have a good record as trustees.

We discovered our house is too new to have paper deed trail when we paid it off a few months ago.

For your situation have you looked at investing in a fireproof strong box for this and other irreplaceable forms?

House Deeds aren't as important these days as they used to be, just make sure the property is properly recorded with the Land Registry. You can do this online. My mother kept hers in a metal deed box under the bed, I bought a fireproof safe for mine.

Just to add some extra information. If you do loose your deeds, they should be available as PDF downloads from the Land Registry website. The cost is normally about £4 for the plan and £4 for the actual deeds and is very easy to do. All you need is a postcode, house number and a debit card. You can download anyones elses deeds too.

Can someone tell me the basics of registering on line?

Presumably the house deeds have to be produced? If so how?

I have lived in a mine for many years and the plans showed it to be unregistered when I bought it. It used two adjacent pieces of land fenced as one.

Deeds are with building society and, hopefully, can still be found!

It is about time I registered it.
