Leaky X-Type boot

I am about to purchase a 2008 Jaguar X-Type Sovereign Estate from a Jaguar dealership. The car seems excellent – mileage (at 20,000), history and general condition are all very good. The only apparent problem is that there was water in the spare-wheel well in the estate boot (about ½ inch deep).

The dealership has vowed to correct this. I would like to ask your advice on two issues:
• What could be the causes of this?
• What should I check has been done by the dealership to remedy this before I complete the purchase and collect the car?

Probably the cabin vents that are actually flaps behind the sides of the rear bumper. Lift the boot floor and have a look.
