I'm afraid timing chain wear/stretching is common on these engines especially if oil changes are lacking or even just "long life". Before investing in a repair you need to judge the condition of the rest of the car to see if it is worth doing.
Re exhaust manifold/catalyst seized/sheered bolts - near the manifold is one of the hottest parts of the car so rusting/seized nuts/bolts are likely. These can sometimes be repaired by drilling out, new nuts/bolts or helicoil - drilling depends on the hardness of metals used in the bolts/studs and of course whether you can get at them,
How about a second hand engine?
